We offer a fair application and selection process, in accordance with all applicable laws. If your renter needs extend beyond the stated process, please contact us to determine an exception. Terms subject to change; any leasing or legal documentation supersedes the information posted here.
Before Renting
Any potential renters must fill out a rental application. This can extend across any Royal Stewart long-term rental property. Renters are also encouraged to view potential properties. Occupied properties require at least 48 hours' notice
Interested renters will be required to run a background and credit check before being approved.
Approved renters will be asked to sign a 12-month lease, starting at the 1st or 15th of the month. At the time of the lease, renters will be required to pay first and last months' rent, and a security deposit.
You'll receive your keys and conduct a walk-through, where you will have the chance to ask any questions about your new space.

Current Tenants
We are committed to keeping your space totally safe and functional. Any maintenance requests can be texted or called directly to us, and we will respond within 24-48 hours.
If you have a request beyond maintenance and repair (a major feature or upgrade) please bring it to our attention! It's important for us to understand what you value, and evaluate if we can make it happen.
Departing Tenants
Tenants ending their lease are generally expected to give 60 days' notice and leave the space in an equal condition as they started. Full terms and conditions are expressed in the lease.
Tenants may be asked to make their space available for viewings of new tenants, with advance notice. In some cases, if a new lease is signed, tenants may end their lease with less than 60 days.

Short Term Rentals are run and managed through third-party platforms such as Airbnb, VRBO, and Booking.com. Established, repeat guests may book direct after 2+ positive stays through any valid platform.
Once established, you may receive priority when booking dates, and direct booking at a premium rate. To do this, please contact us directly.

We want to provide an experience that allows you and your group to make memories. When we make decisions, we think about how people use our indoor and outdoor space, as well as the community where our property resides. We're committed to including things including games, puzzles, grills, and outdoor equipment so that you can enjoy your time!
Our cleaning teams live and work locally in these communities. That allows us to offer quick, affordable cleaning rates with high attention to detail.
We have complied a guidebook to offer key information about how to use our space, as well as suggestions for what to do in the area. We prioritize the local businesses and restaurants that keep these communities thriving!
What We Expect From You
Our properties are chosen and maintained with care - sometimes as long-time family properties. We ask that you treat them with the same respect you'd treat your very favorite grandma's house.
Remember that nature's gonna nature. While we pride ourselves on well cared for spaces, there are still bugs, dirt, sand, and critters - please be safe and reasonable when using a short term rental in this environment.
We appreciate reviews. Online platforms regard anything less than 5 stars as inadequate. If you encounter any issues or have suggestions for changes, we appreciate you directing those to us before expressing yourself in an unfavorable review.
